What is a real estate team, and why would you want one if you are buying or selling your home? For real estate agents, the process of buying and selling for their clients is commonplace. For homeowners and buyers, the ins and outs of the real estate transaction are often daunting and, well, a little bit scary! That’s why it’s a great idea to have a real estate team to help you through the process.
So what is a real estate team? A real estate team consists of multiple people with specific specialties working on their area of expertise. A Listing Specialist focuses on helping homeowners put their home on the market, get it ready for showing, and helping the owners through the sale of their home. A Buyer’s Agent is there to help you navigate multiple home listings to find just the right home for you. The Inside Sales Agent is available in the office to answer questions, funnel requests to the other team members, and make sure that someone is always ready to help. The Transaction Specialist helps take care of all the contracts and paperwork that accompany the sale or purchase of a home. All of these team members work through a Team Leader whose job it is to coordinate all of their efforts and provide support to each client working with the team.
Working with a real estate team allows you to benefit from the combined experience and expertise of multiple agents. Mark Green wrote in Forbes Magazine that the real benefit to the consumer is the “efficiency of the team.” He notes that, “The ‘team’ can be in ‘2 or 3 places at one time,’ buyers and sellers have ready access to someone on the team at virtually all times, and the team offers 2 or 3 separate ‘banks’ of experience and expertise.”
The next question that comes to mind is, why do I need a Buyer’s Agent to sell my home or a Listing Specialist to purchase a home? The answer to that question is that, obviously, you don’t! However, what you do need is a real estate agent who is totally focused on what you are trying to accomplish, not one who is trying to fill all the unique roles of a real estate team.
Finally, you might wonder, will working with a real estate team come with an increased price? The answer is an emphatic NO! Your real estate agent is going to work within the same commission structure on a team as an independent agent. As a matter of fact, it’s likely that working with a real estate team could save you money with faster and better results!
